Where Sooke Septic Works
Sooke Septic works in Sooke, East Sooke, Otter Point and Metchosin. Sooke and Metchosin are municipalities; East Sooke and Otter Point sit in the Capital Regional District's Juan de Fuca Electoral Area. Your building permit depends on which one you are in, and we reply within 24 hours.

Which side of the sewer boundary are you on?
We check the sewer boundary first, before we talk about anything else. Inside it your building is plumbed into a municipal sanitary sewer and there is nothing in the yard to look after. Outside it you have a tank, a distribution box and a field, and all of it is yours to keep working. Give us the address and we will tell you which one you have.
One filing, wherever your property sits
The septic side does not change with your address. It is set provincially, so the same package goes in before construction and the same certification goes in after it, whether your driveway is in a district or an electoral area. Only the building permit changes when you cross a boundary.
Who receives what, and when
We send paperwork in twice on a new build. Before anything is dug, we send in a package describing what is going to be built and where. After the work is finished, we send a signed certification saying it was built lawfully and that it will not create a health hazard in normal use. Your system stays out of service in between, and that holds on every property in this list.
What does the province ask of you after 2005?
Systems installed after 2005 are also required by provincial regulation to follow their prescribed maintenance plan. That rule is provincial rather than local, so it applies to every property we work on. We read your plan before we come out, and we work to what it says. If you cannot find yours, say so and we will look for what was filed.
What the truck does across all of it
We put new systems in, we open failing ones up and find out why, we pump tanks and service the filters, and we inspect systems for a sale or a purchase and write the report. We bring the truck out to every property we look after.
Three authorities issue building permits across the ground we cover. Sooke has its own building department, Metchosin has its own, and the Capital Regional District covers East Sooke and Otter Point. The septic filing is different: it is provincial, and Island Health receives it from every one of these places.
